Start-up notification - housing companies
A housing company comes into being when it is registered at the Trade Register. For registration, you must file a start-up notification. After that, the basic details of the housing company are transferred automatically to the Tax Administration, and the company can register with the VAT Register, Employer Register, and Prepayment Register, which are maintained by the Tax Administration.
Notification with the Trade Register online only
The start-up notification of a housing company must be filed with the Trade Register in the online service at ytj.fi. It is not possible to file the notification using a paper form.
You can file a notification online if
- you have a Finnish personal identity code; and
- you have your own personal internet banking codes or a mobile certificate or an electronic identity card (HST card).
Please note that the online filing is only available in Finnish and in Swedish.
You can use the online service at ytj.fi to create a start-up notification, articles of association, an apartment description (4 § in the articles of association), and a list of shareholders, and enclose the memorandum of association.

Pay a handling fee
The online service automatically calculates the fee, which you pay in the online service with internet banking codes, credit card, or by giving an online invoicing address. The notification can also be paid by someone else than the person filing or signing the notification.

How to get a Business ID
You will receive a Business ID and a record number for your notification after you have filed the notification in our online service.
How to file the company with the Tax Administration’s registers
The basic details of the housing company are transferred automatically to the Tax Administration after the PRH has registered the company with the Trade Register.
After this, the company can be filed with the VAT Register, Employer Register, and Prepayment Register, which are maintained by the Tax Administration. File a notification of changes in the online service at ytj.fi or by using a paper form. Read the instructions on the notification of changes.
The PRH transmits the details of a new company to the system of housing company units
The details of a new housing company you give in the start-up notification online will be transferred automatically into the new system of housing company units maintained by the National Land Survey of Finland. Apartment ownerships, pledging, and restrictions are recorded in the same system.
